What is an EICR

An EICR is a form of fixed wire testing, an inspection that is professionally carried out by a qualified electrician to check the safety of electrical wiring within a premise. The purpose of an EICR is to ensure people are safe when using electrical outlets and wiring, and not at risk of electrical fires or electric shocks.

Who need fixed wire testing?

Solicitors and estate agents will require an EICR to be carried out if you are renting or selling your property. Commercial premises and industrial units also require an up-to-date EICR for insurance purposes.

It’s recommended that fixed wire testing is carried out every three years for industrial properties, every five years for commercial premises and every five years for domestic rental properties (or when the tenant changes) and every 10 years for privately owned residential properties.

An EICR is a legal requirement for rental properties.

Whilst an EICR is not legally required on privately owned domestic properties, BS7671 recommends a safety electrical test is still carried out every 10 years.

An EICR will also keep your property up to date with modern electrical requirements such as RCD protection.

It’s not always apparent that electrical wiring needs replacing or if wear and tear are taking a toll, which is why keeping up with periodic fixed wire testing is key. If there are any signs that the electrics are outdated or damaged, an EICR should be carried out sooner.

What can you expect during the EICR?

During the test, the electrical supply to the installation will need to be turned off for a period of time. This will only be done with the permission of the client, in commercial and industrial premises this may need to be done after hours by arrangement with the client.

In domestic properties, our operatives will need full access to switches and sockets and any extension leads, these will all need to be unplugged.
Any essential circuits ie. alarms, fridges/freezers etc will be double-checked and re-energised.

The power will only be off for part of the testing process.

Who can carry out an EICR?

All our operatives are fully City & Guilds Level 3 & 3931 Inspection and Testing qualified.

Regulations require an EICR should only be carried out by a competent electrician with the necessary experience and in-depth knowledge of the type of installation he or she is testing.

All of our testing engineers are trained to the latest 18th edition BS7671 standards and carry full public liability and professional indemnity insurance – for added peace of mind.
